Should I hire a property manager or a consultant?
It depends on what you actually need. A property manager runs your day-to-day operations for a percentage of revenue. I help you make more money from your listing and your strategy — without taking a cut of your bookings. Many owners work with both, and some just need the strategy piece to run things themselves.
Can you help if I already have a property manager?
Yes, and it happens more often than you'd think. A lot of property managers are great at operations but don't specialize in listing SEO or revenue strategy. I can work alongside your existing manager or give you the knowledge to ask better questions of them.
Do you work with owners outside Arizona?
Absolutely. I'm based in Arizona and love working with local hosts, but the core principles of listing visibility and revenue strategy hold up the same way across markets. I work with owners across the country.
What if I'm just getting started and don't have a listing yet?
That's actually a great time to bring me in. I can help you build your listing correctly from day one instead of fixing mistakes later — title, description, photo strategy, and pricing all set up right from the start.
How do I book a session?
The fastest route is the free 15-minute listing diagnostic — pick a time straight off my calendar, no card and no obligation. Can I hire you for just one property?
Yes. Most of my clients start with one property. Whether you have one listing or twenty, the strategy is scoped to what you actually own.
Can you build a brand-new listing from scratch?
Yes — this is one of my favorite projects. I'll build your title, description, photo sequencing plan, and amenity strategy from the ground up so it launches ready to compete instead of playing catch-up.
Can you review my current pricing strategy?
Yes. Pricing review is part of almost every engagement I do, and it's also available as a standalone add-on if that's your only concern right now.
Can you help with multiple properties/portfolios?
Yes, this is exactly what Portfolio Optimization is built for. I'll audit performance across your whole portfolio and show you where each property is winning or losing ground.
Do I need a co-host?
Not necessarily. A co-host handles guest communication and day-to-day logistics, which is a different skill set from strategy. Some of my clients use one, some don't — we can talk through whether it makes sense for your situation.
What happens after the strategy call?
You leave with a written, personalized action plan — specific next steps, not vague advice. From there you can implement it yourself or hire me for the deeper optimization work.
Do you offer ongoing support after the project ends?
Yes, through the Monthly Growth Partner package. It's built for owners who want continued pricing and strategy support instead of a one-time project.
What is your refund/cancellation policy for sessions?
If you need to reschedule, just reach out as early as possible and we'll find a new time at no charge with at least 24 hours' notice. Cancellations made more than 48 hours before your scheduled session are eligible for a full refund; cancellations inside 48 hours may be credited toward a future session at our discretion. What's the difference between a $99 audit and full optimization?
The audit is a 60-minute strategy session where I review your listing and give you a personalized action plan you can implement yourself. Full optimization means I actually do the rewrite, SEO, and photo sequencing work for you.
Do you guarantee results?
No ethical consultant can guarantee specific booking numbers, occupancy, or revenue — too many variables are outside anyone's control, including market conditions and guest demand. What I can promise is a strategy built on professional experience, public platform guidance, and real client performance data, applied to your specific property — never guesswork, and never a copy-paste template.

How is pricing structured?
Pricing is transparent and listed on the Pricing page — flat rates for one-time projects, and a monthly rate for ongoing partnership. No hidden percentages of your revenue.
Do you take a commission on bookings?
No. I'm paid for my strategy and time, not a cut of your bookings. That's intentional — it keeps my advice focused on what's actually good for you, not what maximizes my commission.

What is listing SEO and why does it matter?
Listing SEO is the practice of optimizing your title, description, photos, and settings so a platform's search algorithm ranks you higher for relevant searches. It matters because most guests never scroll past the first page of results.
How often should I update my listing?
I recommend a meaningful review at least quarterly, plus adjustments around seasonal demand shifts. Small ongoing tweaks — especially to pricing and photos — tend to outperform a total overhaul once a year.
What's the biggest mistake hosts make?
Treating their listing as a one-time setup instead of a living asset. Across every major platform, activity, responsiveness, and continual optimization consistently align with stronger performance — a listing that hasn't changed in two years is almost always underperforming.
How do I get more 5-star reviews?
It usually starts before check-in: clear expectations, an accurate listing, and thoughtful details that match what you promised. Reviews are largely a reflection of whether the stay matched the marketing — get that alignment right and reviews follow.
How do I know if my photos are hurting my bookings?
Look at your click-through rate from search to your listing page, and compare your photo order to top-performing listings in your market. If your best room isn't your first or second photo, that's usually costing you clicks.
What's a direct booking website and do I need one?
It's a website where guests can book directly with you instead of through Airbnb or VRBO, which reduces platform fees and gives you the guest's contact information. It's not essential for every owner, but it's a smart move if you want to reduce OTA dependence over time.

Should I lower my price to get more bookings?
Not usually as a first move. Most underperforming listings have a visibility or conversion problem, not a price problem — lowering price without fixing those often just reduces your revenue for the same number of bookings.
What is RevPAR and why should I track it?
RevPAR (Revenue Per Available Room/Night) measures your actual revenue efficiency, accounting for both rate and occupancy. It's a better health metric than ADR alone because a high price with low occupancy can still mean poor performance.
What is dynamic pricing and should I use it?
Dynamic pricing adjusts your nightly rate automatically based on demand, seasonality, and local events instead of using one flat rate year-round. Most owners benefit from it, though the settings matter as much as the tool itself.
What tools do you recommend for pricing?

How do you measure success?

Often, yes — longer stays reduce your turnover costs and cleaning frequency, so a modest discount can still improve your net revenue. The right discount structure depends on your market and how much demand you're seeing for extended stays.
