Is the 15-minute diagnostic really free?
Yes. No card, no deposit, no obligation. I spent years as an Airbnb Market Manager looking at listings all day, and a quick look at yours costs me very little. If it turns out I can help further, I'll say so once and leave it there.
What do I need to have ready?
Just your Airbnb or Vrbo listing URL. If you have your occupancy rate and average nightly rate for the last three months handy, that makes the call sharper, but it isn't required.
Will you try to sell me a management contract?
No. I don't manage properties and I never take a cut of your bookings. I optimize listings and hand them back to you. That's the whole model.
What if my property isn't in Arizona?
Arizona is where I know the regulations cold, but listing visibility, photography order, pricing structure and conversion copy work the same way in every market. Most of my clients are outside Arizona.
What happens after the 15 minutes?
You get the top three things limiting your listing, in priority order, and you're free to go implement them yourself. If you'd rather I do it, I'll explain the optimization package. Either outcome is fine with me.
